In practice we do all we can to educate clients to renovate before new, electrify, and build for sufficiency arguing that a well designed house designed specifically for the client can be physically smaller and feel graciously accommodating. It helps that every square foot has an upfront first cost impact on budget and ongoing impact on operating costs:-) Keep up the great advocacy work!
"I am doing the closing plenary speech, you can’t do that virtually". One can do that vurtually. And in doing so provides dramatic leadership in calling for low-greenhouse-gas-emissions virtual conferences rather than high-greenhouse-gas-emissions physical conferences.
And what I never see from gatherings like this, that purport to know what everyone wants, is the TCO of all this and where that costing funding is going to come from?
And Lloyd? I always end up asking when I see statements like yours:
"Is it binding? Is it law? Nope, it is just a statement of principles and might be built into the next COP agreement."
...that there is never the admittance that the camel's nose (principles) is being shoved under the (COP) tent. And we all know how that has worked out thus far.
After all, why it may not be, as you state, de jure law at this point in time (especially here in the US where this would come under the rubric of a "treaty" that would require a positive vote by the US Senate), it often is treated like a signed document THAT MUST BE (de facto) FOLLOWED! and starts being grabbed by those that get high in telling/demanding others how to live their lives instead of making that choice themselves.
Yes, and to a point. My Bigger point, as you well know, is WHO (or What) is making that decision to use less. As I have always said, even way back in the TH days, those that choose for themselves to do with less (and yes, you have always walked THAT talk!), deserve kudos from me - and they were given.
However, I have that sneaking suspicion that your words are going to climb that ladder to the top of the Slipppery slide and what was once a personal decision is going to be Govt mandates.
But you always seem to shirk away from addressing those bits...

amazing convergence, ACO was meeting with Ontario MPP's asking for re-use of existing buildings to become part of the Provincial Policy Statement.
